The old building that was once a textile factory is undergoing a major transformation. After years of disuse, the building will be converted into a modern shopping center with parking, food stores, services, and amenities.

Additionally, the upper floor will be dedicated to a gym and commercial spaces with services for the surrounding community.
Located at the intersection of two important avenues, the building has easy access to vehicle traffic, public transportation, and pedestrian circulation. The area around the building is predominantly residential, with low population density, which makes its new role as a community service space even more relevant.

One of the most striking aspects of the building’s renovation is its new facade. The openings will be enlarged and opened to allow for greater transparency and visual communication between the interior space and the city. The project also values original elements of the building, such as clay bricks, roof trusses, and large steel doors that divided production environments. All of this will be preserved and incorporated into the new building design. The choice of materials for the new building facade is a crucial element of the project. The combination of exposed bricks, wood, glass, metal, and green walls helps reinforce the connection between the building’s past and present.
The exterior area of the building will also receive special attention in the renovation process. The project includes the creation of a green space around the building, with trees, shrubs, and ornamental plants.

This green area will not only help beautify the region but also contribute to improving air quality and reducing the impact of heat islands.

The choice of commercial use for the building is a strategic and conscious decision that takes into account both the privileged location and the community’s needs. The shopping center will have a wide variety of services and amenities, including food stores, health services, banks, and other commercial activities.

With its new function as a shopping center, the building has the potential to become an important hub of services for the community, contributing to the economic and social development of the region.
