ÁGUAS DE SÃO PEDRO

Year: 2019
Construction Area: 900 sqm
Floors: 4
Type: Mixed-use – Residential / Commercial / Retail
Location: Parada Inglesa, São Paulo / SP
The building in question is a construction located on a corner lot with an excellent location, close to the subway and surrounded by a large commercial support in the neighborhood, which contributes to the diversification of proposed uses. A slope in the terrain was used as a base for the use of the lowest point as vehicle access to the building’s garage. The spaces were designed to complement each other’s uses. The ground floor was open to the public, allowing permeability on the lot, with two stores that serve residents and neighbors of the neighborhood.
The compact apartments, but with an open floor plan, allow for dynamic layout arrangement and customization according to the needs of the residents. Large windows on the facade were designed to bring light and ventilation to the environments.

Intermediate and interspersed levels separate residential and commercial uses on different levels, solving the unified vertical circulation for the building’s different uses, ensuring safety and ordering of common spaces. The location proposes the integration of people in the building with their surroundings, promoting a living environment.

The use of open spaces for the public on the ground floor provides a dynamic of coexistence, reinforcing the idea that the building is not just a set of apartments, but a space integrated with the neighborhood.

The compact apartments, however, with an open floor plan, were designed with a focus on customization according to the needs of the residents.
The arrangement of windows on the facades allows for the entry of natural light and ventilation, ensuring a pleasant and comfortable environment. In addition, the floors at different levels ensure privacy and organization of common spaces, such as vertical circulation areas.

The use of the lowest point on the terrain as vehicle access to the building’s garage also contributes to the interaction of the building with the neighborhood, since there is no space for car circulation that interrupts the continuity of the neighborhood’s public spaces. In this way, the building integrates harmoniously with its surroundings, promoting a sense of belonging and coexistence.

The architectural design took into account the need for a secure and well-organized space, capable of meeting the different uses of the building without compromising the privacy of the residents. The unified vertical circulation was designed to meet all of the building’s demands, ensuring safety and efficiency in the use of space.
